WA land buyers can expect a wide range of lot sizes, types and prices in 2015, with major developers set to launch new estates and offer new releases at existing communities across Perth and beyond.


Cedar Woods Properties Limited will launch Ariella Private Estate, in Brabham, this year — with 479 lots for upgraders and first- homebuyers.

Managing director Paul Sadlier said Ariella would have traditional, squat and rear-loaded laneway lots, initially priced from $170,000, and house-and-land packages from $341,000.

Developer Gold Estates and project manager Richard Noble again join forces for Wentworth West, Success, and Vivente, Hammond Park.

Richard Noble managing director Alex Gregg said Wentworth West was a 100-lot development of mostly traditional, wide-frontage lots, with first lots from $275,000.

Vivente would have 400 lots, with Stage 1 prices expected to start at about $300,000.

LandCorp chief executive Frank Marra said releases were planned for Seabreeze, at Waikiki, Regent Park, in Wanneroo, and Barrarda Estate, in Onslow.

The final 24 single-residential lots at Seabreeze, released today, were priced from $187,000, with grouped-housing sites still to come, and at Regent Park, home sites released last month were priced from $355,000.

Investors, first- homebuyers and owner-occupiers were target markets for Stage 1A at Barrarda Estate, from 402-2906sqm and $185,000.

LWP Property Group will have releases at Ellenbrook, Byford and Alkimos in the first half of this year, according to managing director Danny Murphy.

At Ellenbrook, lots from 298-551sqm around the Annie’s Landing village centre and near a primary school opening in 2016, will be priced from $197,000 next month.

At the Glades, in Byford, new lots next to the secondary education precinct range from 285-554sqm, from $171,000.

At Trinity, in Alkimos, LWP released 20 lots last month, from 180-356sqm and $142,000, close to a primary school under construction.

At Osprey Waters, in Erskine, Mirvac and partner builders are offering house-and-land packages from $340,450, according to WA development director of masterplanned communities Kim Lawrance.

At the Crest, Meadow Springs, latest home sites from 450-581sqm were priced from $209,000, and at the Village at Seascapes, the final release had home sites from $118,000, aimed at lifestyle-focused homebuyers and investors.

In Hilbert, Peet Limited will develop about 950 lots over 10 years at The Avenue, with first lots, in April, from about 300-550sqm, and priced from about $165,000.

Managing director and chief executive Brendan Gore said the private community was designed and developed for young families and other first-homebuyers looking for a fresh, modern and innovative community with a range of planned facilities.

Pindan development management director Nick Allingame said the first 24 lots at The Crescent, near the Swan River, at Viveash would range from 789-1275sqm, priced from $350,000.

At Pindan’s 60-lot Rivers Edge project, in South Guildford, just four of nine riverfront lots remained for sale, ranging from 315-400sqm, and priced from $650,000.

Satterley Property Group launched Cassia at Kwinana with the Department of Housing in March, comprising about 950 home sites over three precincts, with anticipated prices from $165,000.

Chief executive Nigel Satterley said Stage 2 of Allara at Eglinton was also due for release, following its successful launch late last year.

New precincts at established Stockland communities will provide a range of home sites this year, according to WA general manager Col Dutton.

First lots were released at the Oceanside precinct, at Amberton, in Eglinton, last month, and acquisition of 38ha adjoining Whiteman Edge, at Brabham, would provide new home sites this year.

Fast-tracked land releases were expected in the new Grove Village precinct at Newhaven, in Piara Waters, where Stockland acquired 27.7ha.
